Management

Ask anyone who has owned an apartment property how important management is to the overall success of an apartment investment and they will tell you emphatically that "it's everything".  That's because the proper care for this class of property requires a symphony of coordination with the residents, on-site management, maintenance personnel, outside vendors, professional services providers, local community, and the property manager (unless the owner doubles as the manager).

At Ovation Real Estate Partners we have had the valuable experience of overseeing all phases of property management by serving as the hands-on Property Manager attending to daily operations, maintenance, unit turnovers, rent collections, expenses, and community relations.  In 2008 we transitioned to the role of the Asset Manager where we now coordinate with the Property Manager, Book keeper, CPA, and their professional staff on a weekly basis.

As Asset Manager we are able to function more from a strategic point of view working in close coordination with professional property management to reduce operating expenses, increase income, and cost effectively implement capital improvement programs designed to increase the overall value of the investment.

Our most recent and esteemed evolution has been to form strategic alliances with Property Managers and Brokers across the country which brings them into the partnership circle to achieve a mutual sense of purpose in the direction of the investment.  This translates to more stable performance of the property and higher relative investment returns.
